Southern Highlands · Spanish Trail · Rhodes Ranch · Mountain’s Edge
Newer construction and the most convenient access in the valley, within reach of Summerlin, the Strip and the airport.
The southwest
Southwest Las Vegas sits within reach of Summerlin, the Strip and Harry Reid International Airport. It suits buyers who travel often, and buyers who want contemporary construction without a hillside premium.
The 215 Beltway ties it together, and retail and dining have grown substantially along the corridor. The land is flatter than Henderson or western Summerlin, so the views come from the elevated southern sections rather than hillside terrain.
The communities
Three distinct settings, from custom estates behind the gates to newer homes along the beltway.
Guard-gated · Golf club · Custom estates
The primary luxury address in the southwest. A guard-gated golf community of custom estates, homesites and semi-custom homes, anchored by the Southern Highlands Golf Club. Its elevated southern sections look out over the valley and the Strip, and gated sub-communities inside it include custom homesite sections at higher elevations.
Guard-gated · Golf
Two guard-gated golf communities. Spanish Trail is one of the valley’s older established gated communities, with mature landscaping. Rhodes Ranch is a more recent gated golf setting.
Newer construction · Gated sections
Newer production and semi-custom homes across a range of price points, with several gated sections and easy access to the 215 Beltway.
Before you buy
Much of the southwest developed recently, so the housing stock skews newer and more uniform than in Summerlin or Henderson. That is an advantage for buyers who want current construction and floor plans, and a limitation for buyers looking for architectural distinction.

Yes. Southern Highlands is a guard-gated golf community, with additional gated sub-communities inside it, including custom homesite sections at higher elevations.
Convenience and value are the usual reasons. The southwest generally offers quicker access to the airport and the Strip, and newer construction at a lower cost per square foot than comparable Summerlin product, without Summerlin’s integrated retail and trail network.
Close, and that is much of its appeal. The 215 Beltway connects the southwest with Harry Reid International Airport, the Strip and Summerlin. Being near the airport can also mean flight paths overhead in some locations, so it is worth checking street by street.
A range. Southern Highlands offers custom estates, homesites and semi-custom homes inside a guard-gated golf community. Spanish Trail and Rhodes Ranch are guard-gated golf communities, and Mountain’s Edge and Enterprise offer newer production and semi-custom homes at a range of price points, with several gated sections.
