Henderson occupies the southern and southeastern Las Vegas Valley and is the strongest area in the market for hillside and view-oriented luxury homes. Its guard-gated communities range from contemporary custom architecture on Black Mountain to established golf and lake-oriented enclaves.
It is a separate city with its own municipal services, consistently cited for its parks and trail system. Golf includes DragonRidge, Rio Secco, Reflection Bay and Anthem Country Club. The airport is generally quicker to reach than from the western valley, and Lake Mead is close for boating.

Both are guard-gated hillside communities on Black Mountain. Ascaya is primarily custom homesites with strongly contemporary architecture and higher elevations, and remains under active development. MacDonald Highlands is more established, includes a country club and golf course, and offers a wider mix of completed homes alongside available homesites.
Neither is objectively better. Henderson generally wins on hillside views, contemporary custom architecture and airport access. Summerlin generally wins on integrated retail and recreation, trail access to Red Rock and breadth of new construction. The right answer depends on how you weigh views against convenience.
Lake Las Vegas in Henderson is the primary option for waterfront residences in the valley, including homes with direct lake frontage and views within the guard-gated SouthShore community.
