Summerlin luxury communities compared

Summerlin is a master-planned area made up of many villages, and the communities at the higher end of it have little in common beyond the address. The right choice depends on how you plan to live there, so this guide compares The Ridges, Red Rock Country Club, The Summit Club and Stonebridge on the points that tend to decide it.

Decide how you want to live first

Privacy, views, club access, lot size, and whether you want a finished home or a site to build on will narrow Summerlin quickly. A buyer who wants a move-in-ready home in a golf setting is shopping a different part of Summerlin than a buyer who wants a large homesite and a custom build. Settle that before you compare names.

    The Ridges

The Ridges is a guard-gated community of custom estates set in the hills, with an emphasis on views and privacy. Homes here are largely individual designs rather than repeating floor plans, so value depends heavily on lot position, view orientation, construction quality and how current the interior and systems are. A well-placed lot can matter as much as the house on it.

Review the architectural standards that apply before planning any changes, and ask how recent comparable sales differ from the home you are considering.

    Red Rock Country Club

Red Rock Country Club is a golf-oriented community where the course and the club shape daily life. Homes range in size and style, and what a buyer gets access to depends on membership terms, which vary and should be confirmed in writing rather than assumed from a listing.

Ask what membership is required or optional, what it costs, and whether it transfers with the home.

    The Summit Club

The Summit Club is a private club community where buying often begins with a homesite rather than a finished home. That changes the process. You are evaluating land, the approvals that apply to it, and the team that will design and build, in addition to the price.

Timelines, construction costs and design review requirements deserve as much attention as the homesite itself. Representation matters early here, because decisions made at the land stage affect everything that follows.

    Stonebridge

Stonebridge is a Summerlin community where outdoor living is a common priority, and homes with pools are a regular part of the mix. Compare lot size, orientation and the condition of outdoor systems, since pool equipment and landscaping carry real ownership costs.

    Other Summerlin options

Summerlin also includes Sun City Summerlin, an active-adult community, and The Cliffs, along with many villages outside the luxury tier. For a closer look at one of them, see the field guide to The Cliffs.

If you are not sure which part of Summerlin fits, a short conversation about priorities usually narrows it faster than touring.

    Due diligence in gated communities

Access to gated communities is arranged through an agent, so showings take some planning. Request the HOA’s governing documents, rules and financial information early, so you can review them within your inspection and due diligence period instead of at the end of it. In a community with a club, ask separately for the club’s membership terms and fee schedule.

What to compare before you decide

    • Gate and access: whether the community is guard-gated or keypad-gated, and how guests and vendors are handled.
    • HOA and club costs: dues, assessments, membership requirements and what each one covers.
    • Lot and orientation: size, slope, view direction, sun exposure and privacy from neighboring homes.
    • Construction and systems: age, build quality, roof, HVAC and pool equipment.
    • Design review: which changes are permitted and how long approval takes.
    • Resale: how comparable homes in the same community have actually sold, which is different from what is currently listed.

    Common questions

Is The Summit Club a place to buy a finished home or a homesite?

Many purchases there begin with a homesite, which means planning for design, approvals and construction. Availability changes, so ask what is currently offered before you plan around either path.

Do Summerlin luxury communities require club membership?

It depends on the community and sometimes on the home. Some communities have clubs with optional or required membership, so confirm the terms in writing before you rely on them.

How do I compare homes in different Summerlin communities?

Start with sold comparables from the same community, then adjust for lot, view, size and condition. Comparing across communities is less reliable, because setting, access and amenities differ.
